Beyond this deadline, the property will be obliged to charge you a cancellation fee equivalent to 2 month's rent. Please note: 1. It is not possible to cancel after entering the house even if it is before the 15 days notice. 2. The application fee is non- refundable.

Early termination by students

If you want to terminate your contract before the due date, you will have to give the property a 2 month notice.

Room Allocation

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Check-in Guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal Policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early Check-in Policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Yes, every house has a laundry room with washing machines and dryers. The number of laundry appliances depends on the number of housemates. And yes, the use of the laundry room is included in your lease, no extra cost.

How many people are living in each house?

Depending on the size of each house, they have anywhere from 3 to 24 rooms.

Is there a private toilet in my room?

The houses have a range of different room setups depending on the room you are interested in. For more information, take a look at their virtual tour or check with their Community Manager during your call.

Why are there no locks on the individual bedrooms in the NY homes?

It is a measure imposed by the New York Housing Department policy that prevents residential properties, like their from installing bedroom door locks for fire safety purposes. However, as explained in their golden rules, they provide safe and secure common spaces through trust and mutual respect of their community. These elements are key and part of their community's success.

What is included in my bedroom?

Their rooms are fully furnished, equipped, and have almost everything you need. They say almost because the only things they don't provide are a blanket, sheets, and a pillow, so don't forget to bring yours.

How do I deal with any issues during my stay?

Every member gets access to their dedicated property management app. Within the application, you will be able to report an incident or add a wish for your house.

Can I terminate my lease before the end date?

You can request to terminate your lease via the property management app and send them an email. This is completely subject to their lease terms, but they try to be as flexible as possible.

What are the sizes of rooms?

The size of the room depends on the room type. Their private rooms are about 14 m²/ 150 sq. The other rooms vary from about 7 m²/80 sq for the smallest and about 30 m²/325 sq for the largest. You can see the exact size of the private rooms in the virtual tour after applying online.

May I register my property management address as my legal residency?

Yes, they encourage members to officially establish themselves at the beginning of their stay. You will find more information about this in the property management app.
