  • Cooling Off Period
    If you wish to cancel your booking you may do so in writing or by sending an email directly to the Property Team within 14 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 14 days, you will receive a full refund of your deposit.  You can cancel your tenancy agreement for up to 14 days after the date of your booking (the Initial Cancellation Period). If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit and any rent paid will be returned.
  • No Place No Pay
    No Grades? If you secure your accommodation and you are no longer able to attend the affiliated University due to not achieving the grades, then you must provide official written evidence from the University (and relevant bodies at UCAS), a copy of this must be sent directly to the Property Team within 5 calendar days of the decision being notified to you. If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit and any rent already paid
  • Extenuating Circumstances
    If you wish to leave the accommodation due to illness or any extenuating circumstances, this is assessed on a case-by-case basis. The request to cancel must be made in writing or via email at point of contact and you should provide relevant material to support your release. Until a decision has been made by the property team, you remain liable for all accommodation fees. Our team will support the renewal process and help students secure a suitable room of their choice.     You’ll be asked to pay a deposit at selected properties to secure your room which is secured with our deposit protection service TDS and this deposit is then refunded at the end of your tenancy.

    Guarantor Requirement

    If you wish to pay your rent over more than one payment, you will need a UK guarantor.  A guarantor is someone who gives their permission to be contacted by us to cover your rent payments if you default. They must be: A resident in the UK for a minimum of 1 year Over 21 years of age Must be able to provide a copy of photographic identification, such as a passport, driving licence or ID badge Must be able to provide a copy of proof of UK address which must be less than 6 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.

    Frequently Asked Questions

    Can I live with you?

    You must be a full-time student to enable you to live with them. To take out a tenancy with them you need to be eligible for council tax exemption. This applies to all full-time students and some part-time students. If youre unsure, your university or college should be able to let you know.

    Are pets allowed?

    Unfortunately, They do not allow pets of any kind in their properties, except for registered assistance dogs.

    What can/should I bring?

    You can bring almost all your belongings. Please ensure any electrical items are British Standard compliant otherwise your items cannot be used safely with UK power outlets. Thy recommend having a chat with your housemates or flatmates if you’re sharing so you can coordinate what you’re bringing, or even better, plan a shopping trip when you get to your new home.

    All of your furniture is built-in, so you don’t need to worry about any of that, just bring what you need to make it feel homely.

    Bedding isn’t provided, so make sure you have a sheet for the mattress, a duvet, pillows and covers. Our bed sizes are small doubles, 6ft 3 ins x 4ft. And remember, all of our buildings are close to excellent shopping facilities, so you’ll be well placed if you need to grab something. You can also get your parcels delivered if you prefer.

    Can I pick my room?

    If you follow the book now process you can select the room of your choice or you can make special requests within this route. They always do their best to accommodate any request, however, all requests are subject to availability and conditions.

    Do I need to move out for holiday periods?

    Your room is yours for the full contracted period and you dont need to move out during any academic breaks.

    How safe are their properties?

    they take your safety very seriously. All their properties have a member of staff on site 24 hours a day, 7 days a week, to ensure help is always at hand should the need arise.

    Can I arrive earlier than my contract start date?

    If you wish to arrive earlier than your contract start date, you need to email or call the site team. If early arrival is possible your contract will be adjusted, and you will need to accept it then pay the additional charges prior to arrival. Please note, not all requests can be granted.

    Can I change rooms?

    It would be possible if someone was to drop out or someone else was willing to swap with you. Please contact the site team and they will do their best to accommodate your needs.

    Does my rent include insurance?

    they have got you covered. Contents insurance is automatically included with your rent. They are working in partnership with Cover4insurance.com and their student insurance provider Cover4Students, in order to provide some cover for the contents inside your room. You dont need to do anything to activate this cover, but it is important for you to check and ensure that you fully understand the protection provided and whether it is enough for your needs.

    Am I exempt from paying Council Tax?

    If you are a qualifying full-time student, you will be exempt from paying Council Tax. You must provide the local council with your council tax exemption certificate which your university will be able to provide for you.

    Does my tenancy include car parking?

    On-site car parking is available at some of their properties, but it is not included within the Tenancy Agreement. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to rent a car parking space. Car parking spaces are limited and are strictly on a first-come first-served basis.

    How do they allocate rooms?

    As part of your application, they ask a series of questions to determine the type of flat that you require, along with any special requests you may have. Please note that special requests cannot be guaranteed except where you have a disability as defined and covered under the Equality Act 2010. They will attempt to meet your allocation needs as far as practicably possible, should you have a defined disability. If you have a disability, medical condition, or special request that affects your accommodation requirement please inform them in the additional notes section when completing your application, either online or by paper form. You are encouraged to disclose any special requests for your stay such as your preferences regarding culture, religion, sex, gender, etc. to enable them to make an informed decision about your room allocation. Where appropriate, an applicant may be prioritised through the allocation categories as a result of disclosing a disability to us.

    What happens if I have a maintenance problem?

    Every site has a dedicated team to respond to and solve any arising maintenance issues. They respond to every issue quickly and where possible they will complete the repair during their first visit. Where this isnt possible and there are times when parts need to be ordered or external contractors need to be arranged, they will ensure to keep you updated on  their  progress.

    Can I pick who I want to live with?

    If you are applying to live with friends, please ensure that you follow our ‘Book Now’ link online and list the friends that you would like to live with. they will then allocate the room and add you and your friends together. If you book on your own, don’t worry, we’ll make sure you are allocated a room with other like-minded students so you can make a new group of friends.

    Are there damage and cleaning charges?

    If your property did not require a deposit or it was only £1, any charges will be invoiced at the end of your tenancy and emailed to you. Payment will be required within 30 days.

    Full information on checking out will be provided in your Welcome Guide and the property team will be able to assist when further information is required.

    What is included in my rent?

    All utility bills such as gas, electricity and water as well as internet are included in your rent. Your TV licence is not included in your rent and you are responsible for obtaining one in order to watch live TV.

    Can I move in before paying my rent?

    All rent that is due must have been paid before you can check-in. If you are having difficulties or this will be a problem, please contact the property team as early as possible who will assist you.

    Can I pay my rent from outside of the UK?

    Your rent can be paid from anywhere in the world using your secure online account

    What happens if Student Finance is paid late?

    You will be required to provide evidence of your student loan schedule to the property team for a payment plan to be set up.

    You will be required to pay four weeks rent 14 days prior to your contract start date, which will be deducted from the balance of your first instalment on the agreed date. Please be aware that you cannot collect keys to move in without this minimum payment being made.

    Please note your rent payment plan must be pre-arranged and agreed with the property manager prior to your move-in date. If no arrangement has been made, rent is due as per your tenancy agreement.

    How much is my deposit?

    As of 2022-23 academic year Management will no longer be requesting deposits as part of the booking process.

    When do I get my deposit back?

    If you have paid a deposit, it will be returned to you within 30 days of your tenancy agreement ending. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment. All deposits are secured with a deposit protection scheme, they use Tenancy Deposit Scheme (TDS). TDS will contact you on your registered email address and ask you to authorise the refund and submit your bank details to them. Please be aware, the deposit refund process is managed by TDS and is not influenced by Torsion Students Ltd. Should you have any queries regarding your deposit please contact Tenancy Deposit Scheme directly.

    How do I book a viewing?

    How do I cancel or reschedule my viewing?

    Please use the link on the viewing confirmation email or contact the sales team to cancel or reschedule your viewing.

    Can I book a room without viewing?

    Yes, you can book rooms online using the 'book now' option, which only takes minutes to complete.

    How long does a viewing take?

    A viewing usually takes around 15 to 20 minutes; however, you can spend as much time as you need with us.

    Can I still book a room if I am awaiting my exam results?

    If you’re still waiting for your exam results and you’re not sure whether your place at university is confirmed, don’t worry, you can still apply.

    If you are a prospective first-year student and your offer of a place at your preferred University or Higher Education Institute is withdrawn because you do not achieve the required entry grades, you will be eligible to be released from your agreement with proof of university status. This also applies if you accept an alternative offer at another University outside of your property region. You must provide written evidence from the University/UCAS that you do not have a place within 5 days of your results being published (and no later than 1st September, whichever date is sooner) and they will release you from your contract without penalty and refund your deposit.

    Do I have to pay a booking fee?

    They do not charge a booking fee. When you accept your room offer, you’ll be asked to pay a deposit at selected properties to secure your room which is secured with our deposit protection service TDS and this deposit is then refunded at the end of your tenancy.

    If I am under 18 can I still book a room?

    If you turn 18 in the first semester of university, they can accept your booking with no restrictions other than an adult over the age of 18 must be willing to co-sign the tenancy agreement.

    Upon arrival at the property what do I need to bring with me?

    When you come to pick up your keys all you need to provide is your photo ID.

    Do I have access to onsite parking when I arrive to check in?

    Some of our properties have car parking facilities, on Check-in weekend they will have a number of spaces that are allocated for arrivals. If you have a paid for a space, you will have access to this from your arrival date. Details of parking arrangements for check in will be provided in advance.

    They may be able to accept sponsors in place of guarantors in some cases, however this depends on the terms of your sponsorship and whether your sponsor is willing to guarantee rent payments.
