  • No Place No Pay
    (1st year students only): Before the tenancy starts, if the student is no longer able to study in the city booked due to rejected visa or university offer, were happy to discuss other available options, including arranging a room in another city where they have accommodation buildings or defer the whole tenancy. He/she may also be eligible to be released from the agreement. In this case, the student can get the rent that has been paid already but the reservation fee is non-refundable
  • University Intake Delayed
    Course start date delay: If there's a delay of course, students can submit the updated course start dates to Property within 7 days and they will consider deferring the tenancy to match the course or discuss other options available to you.
  • Delayed Arrivals & travel restrictions
    Travel Related Restrictions If there's a travel ban for the UK in the country or region where the student is, the student can contact Property before the tenancy start date. They will consider deferring the tenancy till the travel ban is lifted, or discuss other options available to you.
  • Replacement Tenant Accepted
    Early move-out: If the student would like to check out before the tenancy ends, he/or she will still be responsible for the total rent, unless a suitable replacement tenant is found. Well try our best to help but it remains the responsibility of the student to find a replacement tenant. A GBP 50 administration fee may also be applicable.
  • No Visa No Pay
    Coronavirus cancellation policy - Visa application delay: If the student cannot obtain the visa on time due to the closure of visa centers, the student can contact Property within 7 days for potential deferring the tenancy. they can also discuss other options available to you.

    Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

    Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.
  • Payment and Fees

    Booking Deposit

    The student will need to pay 100 reservation fee to secure a room, which will be deducted from the rent when the student pays for the full rent or the first instalment.  Another 350 security deposit is payable along with the rent, which will be protected by Tenancy Deposit Scheme (TDS) and returned at the end of tenancy minus any damage.

    You can either pay online through our portal using Western Union or Alipay. Or you can ask our booking consultant for our bank details (shown in your tenancy agreement) to make the transfer.

    Yes, we can accept maximum 3 instalments for tenancy no less than 43 weeks if you have an eligible British guarantor. Please let us know before making your application. Then documents from your British guarantor will be required for reference check purpose. The documents may include: 1.      Photo ID 2.      No less than 3 months Pay slips and bank statements 3.      A guarantor form to confirm with the guarantee Please speak to our booking consultant for more information.

    Who can book a room of the management?

    Any person who is over 18, and who is a student enrolled with an educational institution can live with the management. When you book a room, you may be asked to provide certificates of student status (e.g. university offer, CAS(Confirmation of Acceptance for Studies, student ID, valid student visa, etc.)

    Can I choose where I wish to live?

    Yes. As long as there is availability, your requirement will be fulfilled to the most extent. Please contact our booking consultant before you make the booking.

    Can I choose whom I wish to live with?

    Yes. As long as there is availability, your requirement will be fulfilled to the most extent. If you want to stay with your friends, please let our booking consultant know before you make the booking.

    How long can the tenancy be?

    The standard tenancy agreement is 43/44, 47 and 51 weeks. Some accommodations and room types are available for short let (6 weeks or above), please contact our booking consultant for more details via online chat, emails or phone calls if you are interested.

    What do I need to bring?

    All their apartments come complete with high-quality furnishings that provide ample storage and comfort. You can contact our booking consultant for a full inventory list before you move in. You will need to bring your own beddings and kitchen utensils as these are not provided. You can also purchase the kits from their partner Unikit Out (https://www.unikitout.com) with their exclusive discount code.

    Can I store my luggage in the room during summer holiday?

    If you have renewed with the residence for the new academic year, you can store your luggage for free of charge during the summer holiday. Contact the residence team for more details.

    Am I allowed to keep pets in my room?

    Unfortunately, they are not allowed to have pets in their accommodation.

    Does the accommodation provide cleaning service?

    Regular cleaning services are provided in all communal areas including cluster kitchens. Residents are responsible for the cleaning of their own bedrooms. Please also be considerate to your flatmates and clean after yourselves in the communal kitchen if you’re staying in an ensuite bedroom.

    If you would like to book in additional deep cleans in your room, please speak to a member of the management team who can discuss the options with you and book in an additional clean at a time to suit you.

    Normally you will be responsible for taking your own rubbish to the bin. However if you’re in self-isolation, please report to the management team and they will arrange the rubbish collection from your door.

    What happens if there is a problem with my room?

    There are several ways of reporting maintenance issues;

    • Management APP: Log a ticket, add a picture if you wish and the onsite Facilities Manager will respond as soon as possible.
    • Email: You can send an email to the site email address which will be on the welcome letter.
    • Telephone: You can call the site number which will be on your welcome letter
    • In person: You can go the reception or site office and talk to a member of staff.

    Is the room furnished?

    All the apartments come complete with high-quality furnishings that provide ample storage and comfort.

    Do you have laundry facilities?

    All their residences have an on-site laundry room with washing and drying machines. It costs on an ad-hoc basis and around 4.00 GBP per wash and dry, except for 8-bed clusters in The Foundry where they provide free washing machines in the communal kitchens.

    Can I smoke in my room?

    No. As per your tenancy agreement and the UK legislation, it is not permitted to smoke inside any building. There are designated smoking areas at each of the developments which you are welcome to use.

    What happens if I can’t make my payment on time?

    The property team will always work with you to find the best way for you to make your payment. It may be possible to change payment plan to adapt to your requirements. Please contact the residence team for more information.

    Given the tenancy agreement is signed, if you fail to pay on time without informing or negotiating with the residence, the residence team reserve the right to cancel the booking or resort to a third party debt collect agency. They might also be interest charges incurred on the rent arrears.
