Cooling Off Period

Between the dates of 1st November to 30th June, there is a cooling off period of seven (7) days after the Initial Payment has been made and a Booking Confirmation has been received. Between the dates of 1st July to 31st October, there is a cooling off period of forty eight (48) hours after the Initial Payment has been made and a Booking Confirmation has been received. After this deadline you may cancel your booking up to and including 10th September 2023 by sending an email.

No Visa No Pay

If the student doesn’t get his/her visa until October 2023 to come and study in the UK, the student must email the visa application rejection letter within 7 days of receiving it to property management’s email and they will cancel the booking and refund the money to the student. All we’d need is proof that your University course has been cancelled and documentation that illustrates your failed visa attempt.

No Place No Pay

If you’re a prospective first year student and don’t meet the required entry grades for your preferred University/Higher Education Institution, you can cancel your contract with us and get a full refund. Similarly, if you exceeded your expected grades and decide to go elsewhere, you can also cancel and get a full refund! Delayed Arrivals & travel restrictions

If you secure your accommodation and then Government imposed travel restrictions prevent you from travelling to the UK to take up your place at university, official written evidence from the University confirming that you have cancelled your studies and will not be enrolled as a student at the University for the 2022/23 academic year must be sent before the tenancy start date. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit wil

Replacement Tenant Accepted

First you must find yourself a replacement tenant. There is a £300 cancellation charge which will be deducted from your final rent refund. You are unable to use the replacement service once you are within 8 weeks of your contract end date. Only one replacement is permitted for any given room per academic year. Please note, check out times are by 10am and check-in times are from 2pm – weekdays only. The original tenant must settle any rental arrears prior to Scape starting the replacement process

Students can indicate specific room number or location preferences during the booking process, and the Amber team will accommodate these preferences wherever possible, based on availability.

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

The installment plans are available and Instalment dates are confirmed during the online booking process and are as follows:- -pay in full or in three termly instalments. -For all properties, there are a limited number of 4% discounts for upfront payments.

Frequently Asked Questions

How long is the tenancy agreement?

Property contract lengths are usually for 51 weeks from September, however we may have shorter contract lengths available at certain locations. Please check each location page for 41/42 week contract availability.

Can I get a contract shorter than 51 weeks?

Most of our contracts are for 51 weeks, with 41 weeks available at Wembley and 40 available at Bloomsbury. We do have some rooms available for summer 2019 at our Wembley and Bloomsbury residence with a mixture of rooms available from the 29/06/2019. Occasionally, we might have a room become available across one of our other properties.

Do I have to pay a damage deposit?

Yes, a 250 deposit is payable for each room. The full deposit must be paid by the time you check in and is secured by the Deposit Protection Scheme (DPS). You will receive an email confirmation from DPS when the deposit is registered.

What does my damage deposit cover and when will I get it back?

The damage deposit is registered with the DPS and covers any damage you may cause to your room; this excludes normal wear and tear. It is refundable at the end of your stay with us and usually received within 28 working days as long as there are no damages or outstanding rent. You will receive an email from DPS confirming when your deposit is ready to be return.

Do I have to pay council tax?

Full time students in the UK dont have to pay council tax, however you have to provide us with a certificate to show your status as an exempt student.

Are meals included?

We do not provide meals in any of our locations, however there is a cafe/ restaurant on the ground floor of Scape Mile End called The Kitchen, which offers a range of food and drink for reasonable prices.

Do you allow pets?

No, sorry!

Do I need to be 18 years of age or older?

To stay at all of our properties including The Pad and Podium you will need to be over 18 when you move in.

Do I need to bring any documentation for check-in?

Yes, when you arrive and check in you will be asked to provide photo ID. This can be a driving license, passport or any form of photo ID that shows your full name and date of birth.

What are check-in times?

Providing there are no outstanding fees, check-in times are generally Monday-Sunday 2pm 8pm. If there are any outstanding payments, please try to make these prior to arrival or make sure your arrival is between Monday-Friday 2pm 5pm and you are able to make all the necessary payments before checking in.

How do I check out?

In the week before your contract end date, you will be asked to organize a room inspection for any damages. Once this is done, you just need to return your keys (room, post box and safe box) to reception and we can check you out.

When do I get my deposit back?

This will be returned at the end of your tenancy. Once you have departed the property, your damage deposit will be processed with the DPS who will email you separately about the return of your deposit. We aim to process all deposits within 28 working days.

Can I have guests stay overnight?

You can have overnight guests stay with you as long as it is cleared with Management in advance and your guests are registered with reception when they arrive. You may have a guest stay with you for up to 7 nights, unless otherwise agreed by the Residence Manager.

Is there car parking at Scape?

We have a limited number of car parking spaces available at The Pad and Podium which cost 510 GBP per year. For all other sites, there is no car parking available but we are very accessible and close to lots of public transport links.

Is it a safe area?

London is a major city, and we do advise students to follow general safety precautions. That aside, all our buildings are equipped with 24 hour security and reception, CCTV and key fob entry which allows students into the building at night, their corridor and then their room. Guildford and Brighton is a smaller place although you should still follow the same advice.

Can I bring my bicycle?

Yes, we offer bicycle storage at each of our locations.

Can I book a viewing?

Yes. You can book a tour by visiting. Please make sure you receive a tour confirmation before turning up.

Can I move in later than my start date?

Yes. You can move in on the day your contract starts or any day after the start of your contract, we just ask that you select your arrival date on your online portal and let us know if anything changes

Can I move in before my start date?

Unfortunately, it is not possible to move in earlier. But in exceptional circumstances we may be able to sort something out, please contact us and we can always look into this for you.

Can I live near my friend?

That shouldn’t be a problem, but this will depend on availability. Please contact directly before making a booking.

Can I get a copy of my contract?

A copy of your contract can be found within your online portal in the my Documents section.

I am on a waiting list, how likely is it that I will get a room?

Joining our waiting list does not guarantee a room. If a student cancels and a room becomes available, we will then inform everyone that is on the waiting list. Bookings are made on a first come first served basis.

Can I share a room at property?

Most Scape rooms are for single occupancy only. Although some of our larger studios are available to couples, as long as you are both full time students you just need to contact our team to arrange this. Please note when booking a dual occupancy room you will be charged an additional £30 per week.
