Surrey Quays Landale House is a beautiful student accommodation in London that has a range of en-suite and non-ensuite rooms for students. The students can take a cab to the Arden University (Tower Hill Campus) which is at an 12-minute distance and Hult International Business School which is a 15-minute drive.

Features

The rooms are luminous because of a lot of windows and come fully furnished with a bed, study desk, chest of drawers and wardrobe. The kitchen is well equipped with a microwave, oven, cooktops and storage to keep all the ingredients. You can take a break from studies on the balcony while free high-speed wi-fi will make sure that you never miss a deadline. Students will not have to worry about overhead expenses as all the utility bills are included in the rent. The property also has a laundry room making doing daily chores easy and a bike storage where the students can keep their bikes.

Location and What's Hot?

The neighbourhood is a young and vibrant one where the students will never have to worry about anything. The restaurants like Il Bacino or La Chingada Mexican Food which serve amazing food, are just around the corner. Cafes such as H's Cafe. and The Watchhouse Café are the places where you could meet up with friends after classes as they are at a short distance. Planning for a casual night out, Leadbelly's Bar & Kitchen or The Black Dog Pub Company are the spots for you. A weekend visit could be made to Tower Bridge and the Museum of London Docklands.

Commute

In order to commute to any of the places on the weekend, one can take a bus from the Surrey Quays Road (Stop Y) bus stop which is a 3-minute walk away or Neptune Street / St Olaves Estate (Stop R) which takes 4-minutes to reach by walking. One could also take a train from the Rotherhithe train station for cross-country travel, as it is only an 11- minute walk or the Surrey Quays which is a 6-minute walk from the accommodation.

    Cooling off Period There is a 14 day cooling off period once accepted. Please note that you do not have the right to cancel your tenancy once you have signed the tenancy agreement and so if you choose not to take it up, you will lose your deposit and any rent paid and will still be bound by the obligations of your tenancy agreement. Your landlord may be able to consider a cancellation request on a discrete basis, however it is by no means guaranteed that you will be able to cancel your tenancy

    In view of the COVID-19 situation, if you cannot travel owing to travel restrictions or if your universities / colleges are closed / have delayed the term start date due to the disease, you may request to postpone the start date of the tenancy accordingly at no cost. All you need to do is to provide the relevant information as soon as practicable.

    Guarantor Requirement

    Rent Payments: If you have a valid UK Guarantor, you can choose to pay your rent in three instalments, which are due in September, January and April. If you dont have a valid UK Guarantor, you are required to pay the full rent in August, 14 days prior to your contract start date. Please note you must have paid the rent due by the time you arrive to check in. Other instalment options may be available, however admin fees may apply.

    Does my rental price include car parking?

    On-site car parking is available at some properties, but is not included within the rental price unless explicitly stated and confirmed in writing. Payments for car parking permits are separate to your tenancy agreement. Please speak to the property team if you wish to purchase a car parking space. Car parking spaces are very limited and are strictly on a first-come first-served basis.

    Can I book if I'm under 18?

    If you turn 18 in the first semester of university, they can accept your booking at properties where there is 24/7 security available and have an adult over the age of 18 must be a co-signatory on your tenancy agreement and must accept the terms of it.

    They can accept under 18s in some of their properties subject to their policy for students under the Age of 18.

    Note : Aspen property does not accept bookings from students under the age of 18.

    Can I purchase bedding and kitchen packages?

    Yes you can order a package to be waiting for you upon arrival on their starter kit ordering portal.

    What do I need to bring with me?

    When you come to pick up your keys you need to bring some photographic ID. To find out what else you may need to bring check out their ‘what to take to university’ page.

    Is there car parking facilities for when I move in

    Some properties have car parking facilities available for a small charge, please speak to your property team directly if you would like to reserve car parking.

    Does my rental price include room cleaning?

    Room cleaning services are available at some properties for an additional charge, unless stated as being included with the rent.

    Are pets allowed?

    No pets of any kind are permitted at management, except registered assistance dogs.

    What can I bring?

    You can bring most of your belongings but some electricals aren't suitable for their properties. Non UK compliant electricals such as rice cookers are not suitable for use with UK power outlets and this can cause fire risks.

    Do you provide summer accommodation?

    Yes, their summer bookings usually open around March. Keep a look out for pricing and information or contact us to know more.

    Do I have to move out during the holidays?

    Your room is yours for the full contract period and you don’t need to move out during academic breaks.

    Does my rental price include insurance?

    Contents insurance is included at some of management's properties, which will be shown on the property page and details of the insurance can be obtained from the property manager when you check in. If you wish to confirm whether the property offers contents insurance, please contact the property team directly. Please note they advise taking out contents insurance if it is not included at your property and management is not liable for the loss or damage of your personal belongings and room contents.

    Do I need to pay council tax?

    If you are a qualifying full time student, you will be exempt from paying Council Tax. You must provide them with your council tax exemption certificate which your university will be able to arrange.

    If you do not have this when you move in because you have not yet enrolled on your course, please ensure that you bring with you the name of your university and your university student ID number.

    Recycling

    Recycling is one of the best ways for you to have a positive impact on the world in which we live. Recycling is important to both the natural environment and us. We must act fast as the amount of waste we create is increasing all the time.

    Management want to do their bit to protect the world, and they’re sure you want to do your bit too, so to make being eco-friendly easy for you they’ve provided recycling and refuse bins throughout your accommodation and they encourage all students to use the facilities provided to recycle waste where possible.

    You should make sure that you empty packages completely and give them a quick rinse before you recycle them. Below you can find examples of what you can recycle and what goes in the different bins.

    Be aware that if you put things in the wrong bin, it will contaminate the whole waste load which means that they cannot send that waste to be recycled. So, please take an extra couple of seconds to put things in the correct bin so they can help divert as much waste from going to landfill as possible.

    Almost anything made of glass can be recycled, so make sure you put items like glass bottles and jars in the right bin and do not recycle broken glass or light bulbs. Anything that does not feature a recycling label must be put in the refuse bin. Other items that are not recyclable include: batteries, electrical appliances, kitchen waste, polystyrene, foam and sanitary products.

    When should I use 101?

    You should call 101 to report crime and other concerns that do not require an emergency response. For example:

    • Your car has been stolen
    • Your property has been damaged
    • You suspect drug use or dealing in your neighbourhood

    Can I move in before I pay my rent?

    All rent that is due must have been paid when you check in. If you are having difficulties or this will be a problem, please contact the property as early as possible who will assist you.

    Can I pay my rent from overseas?

    You can pay your rent either online by logging in to your student account, by bank transfer or by credit or debit card over the phone.

    Can I book a room without a viewing?

    Yes, you can book rooms online using the 'book now' option, which only takes around five minutes.

    How long does a viewing take?

    A viewing usually takes around 15 to 20 minutes, however you can spend as long as you wish viewing the property.

    What will I be shown on my viewing?

    The property team will guide you around the building and show you the social areas, outdoor spaces and on-site facilities as well as the rooms you would like to see (dependent upon availability). Please be aware that some rooms and apartments that you view may be occupied by their current residents.

    I'm in a different country how do I view a property?
