What is individual leasing?
Individual Leasing, also called “by the bedroom leasing”, means that you are only responsible for your bedroom, bathroom, and shared common area. If another roommate decides to skip, sublet/lease-takeover, or damage the apartment in any way they are liable for the rent and damages in their individual space, unlike in joint leases.
What is a gurantor?
A guarantor is an individual that signs a lease agreement along with a renter promising to uphold the lease agreement in the event a renter defaults on their financial obligations. The guarantor can be a parent, spouse, extended family member, or a friend but will need to be in good financial standing and pass all necessary screenings.
Will I need a gurantor for my lease?
If you do not meet the qualifying criteria when applying individually (proving you make 2 times the monthly rent) or fail to pass their background and credit check then you will need a guarantor or to pay the entire lease term up front.
If i don’t have a guarantor, how can i still qualify to live here?
If you do not qualify individually or have a guarantor to sign with, they’ve partnered with Leap, a lease guaranty service, to offer an additional way to qualify.If you are a student, you can enroll in their Guarantor Waiver Program through your online application. The cost for this service is to be paid directly to the property with your monthly installment amount.
Do i need renters insurance?
Yes, they require tenant liability coverage during the lease term, with $100,000 minimum coverage. Here are three approved ways to meet this requirement: 1. Opt-in to include this coverage as part of your monthly rent 2. Sign up with their partner, epremium insurance, for a policy that also includes coverage of your personal belongings 3. Provide your own 3rd-party insurance policy.
Do you offer roommate matching?
They offer a comprehensive roommate matching form that their dedicated staff thoroughly evaluate to find the most compatible roommates.
Are the apartments pet-friendly?
Yes, their apartments are pet-friendly! Each apartment is allowed to have a maximum of 2 pets with the exception of restricted breeds that can be provided by the leasing office.
Is there parking available?
Yes! Each resident is allotted two parking spaces, no parking passes required! You just have to register your car with them on your application.
How do the installments work?
Their Resident Housing Contracts are installment based, in which a total contract amount can be paid in full at the beginning of the lease, in two semester installments, or in 12 equal monthly payments. If you’ve chosen the option to submit the total contract amount in 12 monthly payments, each of those installments are due on the 1st of each month, including August 1st and September 1st.
Do the apartments come furnished?

Do i need to be a student to live here?
