Tribeca on the Creek Condominiums is a popular student accommodation in Dallas that offers a variety of private, shared and studio apartments for students. The property is located within a 5-minute drive from The Art Institute of Dallas and an 11-minute drive from Southern Methodist University.
The property provides you with the option of living alone with the studios and 1-bed apartments or having a company of a few of your mates. All the rooms come fully furnished with a bed, side table, a chest of drawers and bookshelves, where you can keep all the books. The walk-in closet makes sure that one never runs out of space to store all the belongings. The kitchen comes well equipped with a microwave, fridge, cooktops and all the appliances which are needed to make amazing meals. The property also has a picnic/BBQ area where the students can sit and relax with their friends or go for a swim at the pool to unwind at the end of the day.
The location of the property is very convenient as there are a lot of coffee houses, like Le Cafe Central or Cafe Brazil. which are at a nearby distance from the accommodation. Students can hang out with their friends at Bar Louie - The Shops at Park Lane or Barley House on a weekend. One can also choose to grab dinner at Applebee's Grill + Bar or Cholula Restaurant which is also around the corner.Places like Play Street Museum - Lake Highlands and George W. Bush Presidential Center can be kept for the weekend to visit.
The accommodation is easily accessible as the Melody at Eastridge - E - MB1 or Melody at Hemlock - W - MB7 bus stop is only a 5-minute walk away. One can also hop onto a train from the White Rock Station light rail station which is also a 9-minute drive from the accommodation.

Rooms are assigned on a first come, first served basis depending on your room type. They cannot guarantee views, floor numbers, closeness to elevators, etc.; however, if you have any special requests, please let us know and They will do our best to accommodate. If you reserved your room directly with your school/company, they will handle all pairing and room allocation.
The room rate includes all utilities (water sewer gas, electric, trash, high-speed wifi, , AC/heat), a fully furnished room (twin bed, desk, dresser or closet, desk with chair), and communal study and kitchen areas.
Residents may book by semester, quarter, 3, 6, 9 and 12 month intervals.
To be eligible to rent a room in the residencies, the applicant must be able to certify either (a) that they are currently enrolled as a student and are taking one or more courses, or (b) if the applicant is not taking classes during the semester, the applicant both (i) is registered to take classes in the following semester, and (ii) is working at an internship that provides beneficial learning.
Properties is a rent-controlled community. After the initial lease term, the rental agreement will remain in effect on a month-to-month basis. To terminate the agreement, a thirty (30) day notice must be given by the lease holders and the apartment must be vacated.
Unless otherwise stated, our leases are for twelve (12) months.
Everyone on the lease will be able to pay online via our resident portal. Upon move in, leaseholders will receive his or her login information and instructions on how to access the resident portal.

If you are an employed US citizen, they will need a copy of your current government-issued ID, your signed letter of employment, thirty days (4 weeks) worth of recent pay stubs, and your two most recent bank statements. If youre an international student, well need your current government-issued ID or passport, Form I-20, and some qualifying documents from your Responsible Party.
Yes! The personal guaranty remains in effect until ALL residents vacate and the apartment is surrendered empty and free of everyone. This means that you could be held financially liable for persons that you did not intend to personally guaranty when you signed the guarantor agreement.
No, there is one lease for each home. All applicants will sign the same lease and have joint and several liability. they treat student leases the same as they do any lease.
If you have a FICO score, the minimum score is 630, and if employed, the minimum total annual income accepted is 3 times the monthly rent. Your income can also include liquid assets. Please contact your leasing agent for more details.
To be fair, firm, and consistent they run the same screening on everyone the age of 18+ who applies to live here. If you are going to be an occupant or guarantor of one of our homes, they will run a screening that may include credit and rental background.
Yes, prospective renters with no US credit score are eligible for lease coverage. If you are an international student, you'll most likely need a Responsible Party to apply. A Responsible Party is a well-qualified associated guarantor that makes 3 times the monthly rent in total annual income. This individual does not need to be in the US, and their income and liquid assets do not need to be in US dollars.
Yes, if they are 18 years of age or older. This allows us to run the screening required for approval on their lease.
Yes, they run a screening on every applicant, both guarantors and occupants. These are separate screenings for each person.
While the furniture and appliances are included, below is a guide to help you with the personal belongings that you will need to provide: COMMON AREA : Electronics and corresponding cords/adapters, dcor, trash can, trash bags, pots and pans, plates, cups, eating/serving utensils, coffee maker. Cleaning/disinfecting supplies, dishwasher detergent, laundry detergent, etc. BEDROOM : Linens, pillows, mattress pad, towels, toiletries, shower hooks and curtain, trash can, dcor, electronics and corresponding cords/adapters, and anything else that makes you feel at home.
Onsite, professional maintenance team would be happy to help you. They will need some details so be prepared to provide specifics with your requests. You may submit a service request in the following ways: Option 1: Enter a service request through the online resident portal. Option 2: Email your request to your community and a team member will enter a service request on your behalf. Option 3: Visit or call the office during normal business hours and a team member will be happy to enter your service request. If it is after business hours, you are welcome to leave a message with an after-hours representative. For Emergency Requests: A maintenance team member is on call 24/7 for emergency maintenance needs (i.e. door/window lock issues, major leaks, plumbing, no heat or AC during weather extremes, refrigerator not cooling, no electricity/gas/water, etc.). Please CALL the office at any time. If after business hours, an operator will assist you.
Rent is due the first of each month and may be paid online by ACH, debit or credit card through the resident portal or by check or money order at the leasing office. NO CASH ACCEPTED. Convenience fees may be charged for online payments. Late fees vary by property. Refer to your Housing Contract for more information.
Each resident signs their own lease for their specific bedroom. So, if a roommate moves out, the other residents are not responsible for that persons rent. Please note that common areas are a shared space.
