Check in guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early check in policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

Payment Info:- You will have to pay the 2 weeks rent to confirm the booking.

Mode Of Payment

Rent must always be paid in advance.  Payments can be made in the following way:  a) Bank Transfer into the Bank Account.  b) Direct Debit from a nominated Australian bank account.  c) At reception during business hours via EFTPOS or Credit Card (MasterCard or Visa). Credit card payments incur a surcharge.

Security Deposit

You have to pay a security deposit / bond of 4 weeks rent.

We offer check-in 7 days a week, from 2pm, making it easy for you to arrange your travel arrangements and check-in when it suits you.

Ensure you that you have notified us during business hours of your after hours arrival details so that we can prepare the after hours Residential Advisor, who will be on duty, to receive you.

Do I need to be classified as a student for the entirety of my contract with the accommodation?

Yes, to be a resident at this accommodation you need to have a current and valid student ID from the date you apply for your room and throughout your entire stay as per the dates on your contract agreement. Please contact reception if you have any questions.

Is an advanced rental payment required?

Yes. To secure an apartment, the Tenant must pay two week’s advanced rent and a Security Deposit / Bond of 4 weeks rent.

What do I do if I, or my family need somewhere to stay prior to checking into the accommodation?

If you or your family need somewhere to stay for a couple of nights to a week, or rest your head after coming in from a late-night flight then why not book at Essence Suites Taringa. Offering fully furnished suites that give you the freedom to relax in a place away from home.

Can Groups Stay at the accommodation?

The accommodation offers a variety of twin share and 6 bedroom multi-share apartments. All room are fully-furnished with a kitchenette including fridge/freezers, microwaves and cook tops. With dedicated social areas, comfortable lounges, media room and a rooftop garden all group bookings are welcome to come and experience the enjoyable atmosphere.

No. There are no application fees.

Yes there are 19 car parking spaces available at a cost of $70 per week. There are also 426 free bicycle spaces available.

The cost to clean a room is $229 for a multi share apartment and $249 for a studio apartment.

If I wanted to break my lease, what are the costs associated with this?

The cost is 2 weeks rent plus costs until the apartment is leased again.

What electricity cost am I responsible for?

Electricity and Water costs are included in the rent and payable by the landlord.

How much is the Internet / WIFI, Who is the provider and how much bandwidth do I have?

Internet access and unlimited WIFI is provided by Vostronet and is included in your rent.

Do I need a mattress protector?

Yes, these are charged at $15 per single and $20 per double bed.

Can I have an extra guest stay over?

There is no charge to have an extra guest for a maximum of 3 nights. An ongoing charge of $50 per week is required within studio apartments only.

Do I need to organise my own Contents Insurance?

Yes. This is not included in your rental payments
