Check-in Guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal Policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early Check-in Policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

The payment options available are certified funds, money order, online payment, electronic payment.

Guarantor Requirement

Guarantor 25 years of age and a member of household. The Guarantor must have verifiable and favorable U.S credit history. Approval is based on a risk score which represents the relative measure of the credit risk associated with given applicant. The Guarantor must have proof of monthly income equal to three times the monthly rental installment and pre- pay the last month’s rental installment.

How do I apply for an apartment?

Our online application is easy and takes only 15 minutes to complete. Start by creating your account. From there, fill in the information requested and take a quick survey just in case we need to match you with a roommate. Once you input your guarantor information and other financial details, you’ll be on your way to signing your own personalized, individual lease agreement. For any questions along the way, contact our leasing office and one of our friendly team members will be happy to assist you.

What is an individual lease?

An individual lease means independence. When you lease an apartment at University Park, you’ll sign your own lease agreement. That means that you will be responsible for your portion of the rent and nobody else’s. The rent you pay applies to your bedroom and your share of the total cost of the unit. No more worrying about anybody’s finances but your own!

Will I need a cosigner for my lease?

At University Park, we don’t require cosigners for our leases. Instead, we require guarantors. Learn about guarantors below.

What is a guarantor?

Guarantors are a third party outside of a tenant and a landlord that ensure the timely, full payment of rent. Usually, these are financially stable individuals close to University Park residents.

Do apartments come furnished?

Yes! Apartments are fully furnished with the on-trend pieces you need to live comfortably. Eat-in kitchens are decked out with granite countertops, a breakfast nook, and a full appliance package, which includes a stovetop and range, microwave, refrigerator with an ice maker, and dishwasher. Bedrooms feature plush carpeting and spacious walk-in closets. Your new home also features sleek hardwood flooring, a 50-inch smart TV, high-speed internet access, and a full-size washer and dryer. What floor plans are available?

University Park offers a variety of floor plans whether you’re looking for a solo space or room for you and your crew. Choose from any of the following floor plans:

• 2 bedroom, 2 bathroom
• 3 bedroom, 3 bathroom
• 4 bedroom, 4 bathroom Is there security? The safety of our residents is our first priority at University Park. We are a private community with an electronic gated entrance and have an after-hours security service.

Is parking available?

Of course. We have parking spaces outside all of our homes for your convenience. To discuss getting your personal parking spot, contact our leasing office. Spaces are limited and leased on a first-come, first-served basis.

Are pets allowed at University Park?

Where does my mail go?

Each unit at our apartments in University Park has its own mailbox in the mailroom on the first floor of the building located near the resident lounge and leasing office. All mail for the entire unit will be delivered there. If a package doesn’t fit in the mailbox, it will be delivered to our leasing office.

How do I pay rent?

We make things easy with our online Resident Portal. Paying rent is done completely online and can even be automated. When you become a resident, you’ll create an account to access your Resident Portal, where you’ll see an option in the dashboard to pay your rent each month.

How do I make a maintenance request?

The Resident Portal is where you can also go to submit maintenance requests. You can see a log of the maintenance requests you’ve submitted and the status of each. You can navigate to the maintenance tab in the portal, or you can simply press the “Submit Maintenance Request” button on the homepage of the dashboard.
