Cooling Off Period

Bookings made prior to 1 May  2023: If you sign your Tenancy Agreement prior to 1 May 2023 and you have not collected the keys to your Room, you may cancel your Tenancy, by giving notice in writing or by e-mail to the Residence Manager at the Property, with no penalty up until 1 May 2023. Once they receive such a notice, they will confirm receipt, cancel your Tenancy Agreement and will refund your Advance Rent Payment of $ 250.00, together with any other payments of Rent you may have made.

Check-in Guide

Approximately 2–4 weeks prior to the scheduled move-in date, students will receive check-in instructions via email. This communication will include the steps required to select a check-in date and time slot, complete necessary documentation, and settle any outstanding payments prior to arrival.In case of any questions or queries, please feel free to contact the Amber team, and our team will assist to ensure a smooth check-in process.

Renewal Policy

Students who wish to extend their stay can contact the Amber team for renewal or rebooking at the same accommodation. Our team will support the renewal process and help students secure a suitable room of their choice. Students are encouraged to reach out early to ensure they can rebook the same room or another room of their choice at the same property.

Early Check-in Policy

Early check-in requests can be shared in advance with the Amber team. Our team will do a feasibility check to facilitate early check-in requests based on room readiness and availability. Additional charges may apply where applicable.

The security deposit is $200.

Pay In Instalment

If you’re a domestic student or international student with a guarantor, you can pay your rent in 3 or 4 instalments. Alternatively, you can pay your annual rent in an upfront sum. In special circumstances, get in touch with your residence support team to talk about what other options are possible

Guarantor Requirement

A guarantor is someone who agrees to pay your rent if you’re unable to, for example, one of your parents or a close relative. If you’re unable to meet rent payments please speak to your support team, they’ll only contact your guarantor to pay rent as a last resort if you cannot meet the agreement of your tenancy. If you’re an international student and would like to pay your rent in installments, you’ll need a guarantor. If this isn’t possible, you can still book a room, but you’ll have to pay your rent in an upfront annual sum instead.

Residents can call the office phone number and select to speak with maintenance if they become locked out of their apartment. After-hours, follow the automated message when calling the office to get assistance. What maintenance is a resident responsible for? (i.e. changing fire alarm battery/changing lightbulbs/etc.) Assessing and repair of all maintenance issues, resident service requests, trash take-out, on-site cleaning etc. and contacting vendors when necessary for repair.
